The public is invited to an open house Sunday, March 26 from 2 until 5 pm to tour five homes that are for sale in the historic Fountain Avenue Neighborhood.  One is a newly constructed home while the others are completely renovated older historic homes.

The following homes will be open for tours:
428 Harahan Boulevard
1600 Monroe Street
1606 Harrison Street
327 Fountain Avenue
324-326 North 16th Street.

The Fountain Avenue Neighborhood is filled with 100 year old homes. The neighborhood’s boundaries are Fountain Avenue, Park Avenue, North 13th Street, and the alley between Monroe and Jefferson. Since the Paducah Board of Commissioners adopted the Fountain Avenue Neighborhood Revitalization Plan in 2007, 36 new homes have been constructed.  So far, 90 existing homes have been rehabilitated with 33 of those homes seeing more than $100,000 in renovations.  There has been approximately $14 million in public and private reinvestment in the neighborhood.

For information about the Fountain Avenue Neighborhood including available incentives from the City of Paducah, contact the Paducah Planning Department at 270-444-8690 and ask for Steve Ervin or Charlie Doherty.  Additional information about the Fountain Avenue Neighborhood and other available properties can be found at www.fountainave.com.

428 Harahan Boulevard:  This 2,300 square foot home built in 1907 is situated on a corner lot and is being offered by FORM Homes.  While the home boasts modern amenities, as part of the complete renovation, the designers have preserved the home’s historic old-world feeling.  The home includes three to four bedrooms, three ½ baths, a full basement, two-car garage, and a fenced-in back yard overlooking the new Fountain Avenue Health Park.  The main floor bedroom easily can be converted to a home office with a private entrance and bath.  The master bedroom en suite includes heated tile floors and a free-standing designer tub.  The home features a large brick kitchen with professional-grade appliances and a wet island with a beautiful granite countertop.  A full basement can be used as a fourth bedroom or a den.  There is room for a workshop along with a wine cellar.

1600 Monroe:  This two-story, 2,464 square foot Craftsman-style home was constructed in 1917 and has been completely rehabilitated.  Offered by the Midtown Alliance of Neighbors, it is situated on an 80’ x 165’ corner lot and features five bedrooms, three tiled baths with a fenced back yard and an insulated two-car garage. The living room features a fireplace with the original Paducah tile.  The main floor has oak flooring, original baseboards/trim, and a brand new kitchen.  All major systems have been upgraded including a new HVAC system with a 96% efficiency rating.  It also includes a partially finished basement with laundry and bonus living space.

1606 Harrison Street:  The home is offered by the City of Paducah, 270-444-8690.  Although it appears to have been built in the early 1900s, this is a brand new home which features nine foot ceilings, an open floor plan between the kitchen/dining/living rooms, engineered hardwood floors, new stainless steel appliances, ceiling fans, and much more.  There is approximately 1,400 square feet of heated living space with 2” x 6” wall framing for added insulation.  It has two bedrooms, two full baths, a large rear deck for entertaining, and plenty of floored attic space for storage. This home was designed to be virtually maintenance-free with HardiePlank siding, tilt-in thermal-pane windows, high density polymer trim, and a concrete front porch and rear deck.

327 Fountain Avenue:  This recently rehabbed home, offered by P.I.F. Development, was built in 1927.  The approximately 1,600 square foot home has two bedrooms and two bathrooms.  It features an open floor plan with a large living room and gourmet kitchen area that includes a fireplace.  Hardwood floors, designer tiled bathrooms, crown molding, and a large rear deck with covered pergola are just a few of the features offered in this historic home on a corner lot overlooking Lang Park.

324-326 North 16th Street:  Jim Steele Custom Homes has renovated the duplex at 324-326 North 16th Street.  A buyer can purchase one or both of the “condos.”  Each 1,250 square foot unit has two bedrooms and one bath with an open concept space featuring a fireplace, the living room, dining room, and kitchen area.  There is a laundry room and a rear deck.  All of the plumbing, electric, HVAC, windows, and doors have been replaced.  Each unit has approximately 600 square feet of additional storage space in the basement with entry from the rear patio.
